Working while you’re closed

Timber floors, revived between close and open.

Deep cleaning and refinishing for commercial wooden floors — halls, studios, bars and heritage spaces returned to condition without going dark for a week.

Fixed proposal for the agreed scope · Access and handover confirmed in writing

Handover planned around your operation

What it is designed to achieve

Wood floors fail slowly, then suddenly.

A commercial timber floor loses its finish long before it looks like it has: once the lacquer wears through, traffic starts abrading bare wood and the repair bill changes scale. Reviving the finish at the right time keeps the floor serviceable for decades.

Finish-first restoration

Deep cleaning and refinishing systems that renew protection without full re-sanding where possible.

Commercial-grade lacquers

Hard-wearing finishes matched to the use — sports halls, bars, retail, heritage interiors.

No week of closure

Phased overnight and weekend programmes keep the space in use while the floor is renewed.

Maintenance that prevents sanding

A planned recoat cycle avoids the disruption and dust of periodic full restorations.

When to consider this service

Signs the floor needs a closer assessment.

  • The finish is dull, marked or difficult to maintain
  • Traffic wear is visible in halls or circulation routes
  • The timber is sound but the surface needs renewal

Floors and environments covered

Commercial timber floors in halls, offices, hospitality venues and heritage interiors, subject to finish and condition.

Operational and curing considerations

Timing depends on floor condition, preparation, area size, drying or curing requirements and the access available. These are confirmed in the written proposal before work is agreed.

We work while you’re closed

Delivered out of hours, as standard.

Most contractors expect your business to work around them. We work around you. Here’s what a typical overnight programme looks like — from the moment you lock up to the moment you open on restored floors.

  1. 17:30

    Your business closes

Staff and customers head home. Your premises are handed over under agreed access protocols.

  2. 18:00

    Zest arrives

Our technicians arrive on site with everything needed — no deliveries, no daytime setup.

  3. Overnight

    Professional restoration

The full restoration is completed while the building is empty. No noise complaints, no closed-off areas.

  4. 05:30

    Final inspection

Every area is checked, dried and signed off against the agreed specification.

  5. 08:00

    You open on restored floors

Doors open at the agreed handover time, to a floor that looks new. Your team simply arrives to the result.

Access, security and keyholding protocols are agreed before any work begins. Weekend and closure-period programmes are available where an overnight window isn’t enough.

How it works

Four steps. Minimal disruption.

From first phone call to sign-off, the process is designed around your operating hours — not ours.

  1. 01

Send photos or arrange an assessment

Start with whichever is easier. You do not need to identify the floor or treatment first.

  2. 02

    Receive an honest recommendation

We explain the condition, suitable options and whether restoration or replacement is the better decision.

  3. 03

Agree the proposal and access plan

The scope, fixed price for the agreed work, timing, access and handover requirements are confirmed in writing.

  4. 04

    Complete and document handover

Work is inspected at the agreed handover point, with records and practical aftercare recommendations supplied.

Questions, answered

What facilities teams ask us.

If your question isn’t covered, the assessment is the fastest way to a straight answer — free and without obligation.

Does the floor need full sanding, or just recoating?

If the existing finish is intact but worn, a deep clean and recoat renews protection at far lower cost and disruption. Once wear has reached bare wood, sanding becomes necessary — the assessment tells us which side of that line you’re on.

Can you work around sports and event schedules?

Yes — halls and venues are exactly why we work out of hours. Programmes are built around fixtures, terms and bookings, including holiday-period full restorations.

What about line markings in sports halls?

Court lines are re-applied as part of a refinishing programme, to your governing-body specifications where required.

How soon can the floor take traffic after refinishing?

Modern commercial lacquers take light traffic quickly, but full hardness takes longer — the programme is phased so no area takes traffic before it’s ready.
