Handover planned around your operation

What it is designed to achieve

When the shine fails, the floor follows.

LVT is protected by its dressing. Once that layer wears, traffic starts abrading the tile itself — and what would have been a routine reseal becomes a replacement bill. Stripping and resealing at the right moment is the cheapest decision you’ll make about that floor.

Complete system reset

Old, patchy dressings are fully stripped back before new protection goes down — no build-up, no cloudiness.

Uniform protection

Fresh sealer restores appearance and puts a sacrificial wear layer back between traffic and tile.

Multi-night programming

Larger areas are phased across nights so every section cures fully before it takes traffic.

Replacement avoided

A maintained LVT floor lasts years longer — restoration costs a fraction of relaying it.

When to consider this service

Signs the floor needs a closer assessment.

  • Existing dressing is patchy, worn or discoloured
  • Traffic lanes remain visible after cleaning
  • The floor needs a renewed sacrificial wear layer

Floors and environments covered

Compatible commercial luxury vinyl tile and resilient floors with removable maintenance dressings.

Operational and curing considerations

Timing depends on floor condition, preparation, area size, drying or curing requirements and the access available. These are confirmed in the written proposal before work is agreed.

We work while you’re closed

Delivered out of hours, as standard.

Most contractors expect your business to work around them. We work around you. Here’s what a typical overnight programme looks like — from the moment you lock up to the moment you open on restored floors.

  1. 17:30

    Your business closes

Staff and customers head home. Your premises are handed over under agreed access protocols.

  2. 18:00

    Zest arrives

Our technicians arrive on site with everything needed — no deliveries, no daytime setup.

  3. Overnight

    Professional restoration

The full restoration is completed while the building is empty. No noise complaints, no closed-off areas.

  4. 05:30

    Final inspection

Every area is checked, dried and signed off against the agreed specification.

  5. 08:00

    You open on restored floors

Doors open at the agreed handover time, to a floor that looks new. Your team simply arrives to the result.

Access, security and keyholding protocols are agreed before any work begins. Weekend and closure-period programmes are available where an overnight window isn’t enough.

  3. 03

Agree the proposal and access plan

The scope, fixed price for the agreed work, timing, access and handover requirements are confirmed in writing.

  4. 04

    Complete and document handover

Work is inspected at the agreed handover point, with records and practical aftercare recommendations supplied.

Questions, answered

What facilities teams ask us.

If your question isn’t covered, the assessment is the fastest way to a straight answer — free and without obligation.

How do I know if my LVT needs resealing rather than just cleaning?

Tell-tale signs are dull traffic lanes that don’t recover after cleaning, patchy shine and scuffs that won’t buff out. An assessment confirms whether the wear layer has failed and what system to apply.

When can the floor take traffic?

That depends on the system, preparation, conditions and cure time. The proposal states when each treated area is expected to return to use.

What finish options are available?

Matt, satin and gloss systems, in standard or heavy-duty PU grades. We recommend a finish based on traffic, appearance and your maintenance regime.

Is stripping noisy or disruptive to neighbours?

The machinery is comparable to standard floor-care equipment. For premises with residents above or adjacent — care homes, mixed-use buildings — we agree quiet-hours constraints in the programme.
