Working while you’re closed

How out-of-hours works

Your floors are our night shift.

Work is planned for the lowest-impact window available—overnight, at weekends, during closures or in controlled phases for buildings that remain occupied.

Free and without obligation · Access and handover agreed in writing

Why it matters

Disruption is the real cost of floor care.

A quote is a number; disruption is the hidden invoice behind it — lost trade, displaced staff, cordoned corridors, complaints. Removing disruption from the equation is worth more than any discount, and it’s the entire reason Zest works the hours it does.

Overnight

Suitable where the building has a clear closed period and the work, drying and handover fit the available window.

Weekends

Useful for larger areas or systems that need more preparation, drying or curing time.

Closure periods

School holidays, planned shutdowns and refurbishment windows provide longer, controlled access.

We work while you’re closed

A typical night, hour by hour.

  1. 17:30

    Your business closes

Staff and customers head home. Your premises are handed over under agreed access protocols.

  2. 18:00

    Zest arrives

Our technicians arrive on site with everything needed — no deliveries, no daytime setup.

  3. Overnight

    Professional restoration

The full restoration is completed while the building is empty. No noise complaints, no closed-off areas.

  4. 05:30

    Final inspection

Every area is checked, dried and signed off against the agreed specification.

  5. 08:00

    You open on restored floors

Doors open at the agreed handover time, to a floor that looks new. Your team simply arrives to the result.

Trust, earned properly

Handing over your building shouldn’t feel like a risk.

The honest objection to out-of-hours work isn’t the floor — it’s the keys. Here’s how we make an empty building the safest place we work.

Agreed access protocols

Keyholding, alarm procedures and lock-up responsibilities are documented before work begins.

Identified, uniformed technicians

The access plan records who is attending, when they are expected and who holds responsibility for the building.

Documented sign-off

Every visit ends with a completed checklist: areas restored, floors dry, building secured. You get the record without having to be there.

Your hours, not ours

Night work isn’t a surcharge-laden exception for us — it’s the operating model. Scheduling around your business is the default, not a favour.

Questions, answered

What managers ask before the first night.

If your question isn’t covered, ask it at the assessment — free, on site, without obligation.

Does out-of-hours work cost more?

The proposed schedule is priced as part of the agreed scope. The itemised proposal states the working window and price before you approve the work.

How does building access work?

However suits your security arrangements: a keyholder on site, key or fob handover under signed protocol, or coordination with your existing security provider. The arrangement is documented before any work begins.

What if something goes wrong at 2am?

The access plan includes a named contact and agreed escalation procedure for building or security issues.

Can you really finish before we open?

The expected handover is confirmed after assessment. Where one window is not enough, work is phased and each area has its own agreed return-to-use point.

Who is responsible for security while you work?

Responsibilities are split explicitly in the access protocol: what Zest secures, what the client keyholder or security provider covers, and how handover is confirmed.
